How long does a stucco finish last?

Answer: A properly installed stucco system is one of the most durable exterior finishes available, designed to last 50 years or even longer. Its longevity depends on the quality of the installation, including the weather-resistant barrier, lathing, and application technique. When done correctly, it provides a tough, long-lasting shield for your property.

How do I maintain my stucco? Can it be cleaned?

Answer: Stucco is very low-maintenance. We recommend an annual inspection to check for any potential issues. It can be cleaned easily with a gentle wash from a garden hose and a soft-bristled brush. We strongly advise against using a high-pressure washer, as it can damage the finish. For any significant stains or necessary repairs, it’s best to call a professional.

Can I change the color or texture of my stucco later?

Answer: Absolutely. Stucco offers great design flexibility. If you want a new look, we can apply a new color coat (a “re-coat”) directly over your existing stucco. It can also be painted with a high-quality masonry or elastomeric paint. This allows you to update your property’s curb appeal without having to replace the entire exterior.

How does stucco hold up to the intense Arizona sun, and will the color fade?

Answer: Stucco is an excellent choice for the Arizona climate because it’s extremely durable under intense UV exposure. We use modern stucco with integral color, meaning the pigment is mixed directly into the finish coat, not just painted on top. This makes the color far more resistant to fading than traditional paint. Lighter colors are also very popular here as they reflect more sunlight, which can help reduce cooling costs.

How does a stucco system protect my home from heavy monsoon rains?

Answer: A professionally installed stucco system is designed specifically to handle driving rain like we see during monsoon season. It’s not just the stucco itself, but the layers behind it. We install a weather-resistant barrier and proper flashing first. Most importantly, a “weep screed” at the base of the walls allows any water that gets behind the stucco to drain out safely, preventing it from ever reaching your home’s wood framing.
